
Norfolk County Council is reviewing a proposed five-storey condominium at 215 Victoria Street in Simcoe.
The project would include 45 residential units — 29 one-bedroom and 24 two-bedroom apartments.
The application seeks to rezone the property from Neighbourhood Commercial (CN) to High-Density Residential (R5) with special provisions, including reduced parking and increased floor area ratio.
Public consultation has begun, and several residents have already expressed concerns over traffic, parking, and safety in the area.
Some of the comments highlighted that the two-lane streets are already heavily used, with drivers frequently disregarding speed limits, while others questioned whether there would be sufficient water supply for the new development.
Concerns about the busy intersection, particularly for students walking to nearby Lynndale Heights Public School, were raised as well.
Planning staff will review all public and technical comments and bring a recommendation to council following the statutory public meeting.
If approved, the development would add new housing options to Simcoe, supporting Norfolk County’s “Building Norfolk” strategic priority.
